For councils and landowners

Councils, hospitals, schools and other public bodies own far more homes than they know. They sit above car parks, on the roofs of offices and inside blocks marked for demolition. None of it is on a surplus list, because none of it is surplus. All of it can take homes without the existing use stopping.

What we do

Find the sites. We audit an estate for Publicly Owned Underused Land (POUL) and give you a shortlist you own.

Take them through planning. On the sites that work, we make the pre-application and outline planning application ourselves, at our own cost and risk. You carry no fee and no planning risk.

Hand over a consent. The permission is sold to your chosen delivery partner, who builds under licence. We are paid by the delivery partner, not by you.

Our audits so far suggest around 6,000 homes in Brighton and Hove, 16,000 in Bristol and 25,000 in Birmingham, without taking a field or a park.

What stays the same

The land stays yours

Nothing is sold. The homes stand on columns above a use that carries on.

The car park keeps working

Typically 10 to 20 per cent of spaces go to columns and cores. Where none can be lost, spaces can be added.

Residents stay put

In retrofit schemes, people stay in their homes while the block is upgraded around them.

Your planning policy

Three schemes through committee unanimously. We know what officers and members need to see.

What we need from you

A conversation and a site. The first conversation costs nothing; the first site tells us both whether it works.
