TopHuis Ltd does two things: it makes planning permissions on public land at its own risk, and it licenses a registered design that any manufacturer or contractor can build. It does not build.
Consents. TopHuis funds the pre-application and outline planning application on each site, then sells the permission to the delivery partner.
Licence. The delivery partner builds under licence and pays a per-home fee at completion. The licence covers the design, the drawings and the copyright.
Pipeline. Audits across several UK cities show capacity for homes in the hundreds of thousands. The three consents are the proof; the pipeline is the business.
Fee rates, structural detail and the financial model are shared under NDA.
A registered design at the UK Patent Office, held by TopHuis Ltd. Derived designs cannot be copied in the UK.
Three schemes, 319 homes, each approved unanimously, across all three site types.
Two schemes independently cost-checked by Gleeds and found to be at standard build cost.
Not tied to any factory. Five standard home types mean any maker can tool up against the pipeline.
The sites are already owned by the public bodies who need the homes. No land purchase, no demolition, no decant.
